Replacement windows in Eridge Green

Eridge Green sits on a sandstone ridge on the A26 between Crowborough and Tunbridge Wells, at the edge of the Abergavenny family's Eridge Park. Many of its houses were built by the estate, and since 2017 the heart of it has been a conservation area.

Eridge at a glance

Eridge, or Eridge Green, is a village in Rotherfield parish but not a civil parish of its own; its post town is Tunbridge Wells. The name is thought to mean "eagle ridge". Its church parish was formed on 5 February 1856 from parts of Frant and Rotherfield and the Eridge estate.

Holy Trinity church is Grade II listed, and the village street has six other listed buildings, including the Nevill Crest and Gun pub. Eridge Park, densely wooded at Whitehill Wood to the north and Saxonbury Hill to the south, is a Grade II* listed landscape, and Saxonbury Tower is one of its follies. In 1792 the 2nd Earl of Abergavenny turned the old Eridge House into a Gothic "Eridge Castle"; after a fire it was replaced in the 1930s by a Neo-Georgian mansion. Eridge Rocks, a 44-hectare Sussex Wildlife Trust reserve, is nearby, and Eridge station serves the Uckfield line.

The houses, and what is usually fitted

Much of the village was built by and for the Abergavenny estate, and its cottages, with the farm buildings at Hamsell Wood Farm and the older houses at The Forstal, give the village its look.

  • Estate and listed cottages: timber casements that match the originals, at £2,000 to £3,800 for a timber flush casement.
  • Unlisted cottages in the conservation area: a chamfered uPVC casement in a heritage colour at £1,075 to £1,580 is often a sensible compromise, but check with the council first.
  • Front doors: a composite door at £2,200 to £4,020 for an unlisted house; timber at £2,950 to £5,910 where the listing requires it.

Planning in Eridge

The Eridge Green and The Forstal Conservation Area was designated by Wealden District Council on 22 March 2017. It covers The Forstal, Hamsell Wood Farm and its cottages, parts of Groombridge Lane, Forge Cottage, Sham Farm Road, Old Eridge Road, the parish hall and The Old Inn among others. Permitted development still applies to most unlisted houses, but the council will expect replacement windows to respect the estate character. Listed buildings, including the church and the pub, need listed building consent.
