Typical prices for windows and doors in Crowborough

Every figure here is a range for one window or door, supplied and fitted, including VAT, with the old frames taken away and the openings made good. The installer's prices are the same across the TN6 area; what changes from house to house is which window suits it.

Please read this first. The eight worked examples below are illustrative: typical specifications for house types found in and around Crowborough. They are not particular customers' jobs, and the photographs are illustrations, not pictures of real installations.

Eight worked examples, cheapest first

They start with a single 1950s casement on the Alderbrook estate and finish with a three-unit Edwardian bay on Whitehill Road. To price a whole house, count the openings of each kind and multiply. If any upstairs window needs scaffold and the job is small, add roughly £500; on a whole-house job the scaffold goes up once.

Illustrative example 1 of 8

1950s semi on the Alderbrook estate

From £815

Typically £815 to £1,200 per window

Built as council housing on the southern edge of town off Fermor Road. The square openings take a white chamfered uPVC casement, the frame with a bevelled edge, with an A-rated double-glazed unit and a trickle vent.

Size basis 1000 x 1200 mm. Same window in a heritage colour such as cream or anthracite: £1,075 to £1,580.

Illustrative example 2 of 8

Top-floor flat in a divided Victorian villa off Church Road

From £1,090

Typically £1,090 to £1,660 per window

A white uPVC tilt-and-turn window that tilts in at the top for air and swings in fully so the outside glass can be cleaned from the room, which matters two floors up on Beacon Hill. Flats need permission from the freeholder and often a planning check, because flats have no householder permitted development rights.

Size basis 1000 x 1300 mm. In aluminium: £1,490 to £2,510.

A 1980s detached brick house with white flush uPVC casement windows

Illustrative example 3 of 8

1980s house on the Blackness estate between the station and Chapel Green

From £1,100

Typically £1,100 to £1,950 per window

A white flush uPVC casement, where the opening part closes level with the frame like a timber window, with a weather seal tested for an exposed slope. It replaces the stepped frames these houses were built with.

Size basis 1000 x 1200 mm. A small 600 x 900 mm bathroom or landing window in the same style: £765 to £1,085.

Illustrative example 4 of 8

Post-war detached house on Beacon Hill or the Warren

From £1,200

Typically £1,200 to £1,950 per window

A slimline aluminium casement in anthracite grey, thermally broken, with narrow sightlines and a powder-coated finish that copes with pine sap and needles better than paint. Priced as part of a set of windows.

Size basis 1200 x 1200 mm. As a single window on its own: £1,300 to £2,650.

A Victorian brick terrace with new white uPVC sliding sash windows

Illustrative example 5 of 8

1895 terrace on Railway View, Jarvis Brook

From £1,505

Typically £1,505 to £2,190 per window

A white uPVC vertical sliding sash with run-through horns and two-over-two or one-over-one bars to match what the street still has. It opens the same way as the original and needs no painting.

Size basis 900 x 1800 mm. In a heritage colour or woodgrain: £1,775 to £2,575.

A 1970s semi-detached house with a new anthracite composite front door

Illustrative example 6 of 8

1970s semi on the Forest estate

From £2,200

Typically £2,200 to £4,020 per door

A composite front door in anthracite or a deep colour, with a multi-point lock, a solid core and a low threshold. On a door that faces the weather it needs no painting and does not swell.

Size basis 920 x 2100 mm. A glazed side light, each: £1,080 to £2,000.

A brick village house in Rotherfield with painted timber six-over-six box sash windows

Illustrative example 7 of 8

Village house in the Rotherfield Conservation Area

From £2,650

Typically £2,650 to £3,800 per window

A painted timber box sash, weights and pulleys, slim double glazing and putty-style glazing bars, made to match the bar pattern of the originals. Where an Article 4 direction or listing applies, this is often the window the council will accept.

Size basis 900 x 1800 mm. The same opening in white uPVC sash, where it is allowed, is £1,505 to £2,190, roughly half.

An Edwardian brick semi-detached house with a new white uPVC canted bay window on the ground floor

Illustrative example 8 of 8

Edwardian semi on Whitehill Road

From £3,380

Typically £3,380 to £5,430 per bay

A three-unit canted bay in white flush uPVC, with the survey checking whether the bay roof needs its own support before the old frames come out. These houses on Whitehill Road and Queen's Road have survived well, and the bay is their main feature.

Size basis about 2000 x 1400 mm, three units. In slimline aluminium: £4,540 to £7,735.

All window prices

Size basis is the opening the price was worked out on. Larger or smaller openings move within or slightly beyond the range, which is why the survey matters.

What is in the price, and what is not

Inside every range: removing the old windows, fitting the new ones, sealing them, making good the plaster and render around them, and taking the old frames away. The FENSA certificate that Wealden District Council's building control accepts is issued by the installer.

Priced only after the survey: a bay whose roof sits on the old frames, which is common on the Edwardian semis on Whitehill Road; rotten timber or cracked stone sills; and brick arches over the Jarvis Brook terraces that have dropped. These cannot be seen properly until someone looks.

Things we do not price online

Roof lanterns and sliding patio doors are not priced on this site, because the cost depends on the structural work around them, such as a new steel or a rebuilt flat roof. If you are thinking about either on a Crowborough extension, send an enquiry and say so.

There are no sales, discounts or "this week only" prices here. The ranges are the prices.
