Planning and windows in Crowborough and the villages
For most houses in the town this is a short page. The exceptions are listed place by place.
The usual position: no application
Replacing windows with ones of similar appearance is normally permitted development for a house. That covers most of Crowborough: the post-war roads, the 1890s streets around the centre, and the large houses of the Warren and Beacon Road. The work still has to meet Building Regulations, which the FENSA-registered installer certifies.
When it is different
- Listed buildings. Any change to a listed building's windows needs listed building consent. Repair is preferred, and secondary glazing is often the answer the council accepts.
- Flats. Flats have no permitted development rights for windows. Expect a planning application and the freeholder's consent.
- Conservation areas with an Article 4 direction. The direction removes some permitted development rights, so a change of material or style on a covered elevation needs an application.
